The contractor is the person who will be executing the actual work. After the plans are made by the designer, the person who's going to do the implementation of it is going to be the contractor. Choose one who isn't just good, but also works well with everyone as he's the link between you and the people executing the work. Keep these in mind before you choose a contractor. · The same advice that applied in choosing an interior designer applies for the contractor as well. Ask friends or family members who did a recent renovation about their contractors to see if they would recommend the contractor to work on your project as well. If they think the work done was good, see if the contractor was easy to work with. The contractor would be the person you'd meet with every day during the course of the work and it is important that the person is easy to work with. · If you get multiple recommendations from people you know, do not go with the first contractor that you hear of. Ask for bids based on careful measurements to see who can do the job at the lowest price. Nevertheless, pay close attention to the bid to see if someone is cutting corners to reduce prices. It is good that prices are kept low, but not at the cost of quality. · Ensure that you cover everything when you are discussing with the contractor and preferably take notes and get the contractor to make a copy of your notes. This is an excellent statement of work in place of a legal contract, as legal contracts are almost never signed with contractors in India. If you have any differences later on, these notes that you have will help to sort things out without any arguments breaking out. And for construction projects, that's a real life saver. · Sit down with the contractor before work commences to see what aspects of your plan is practicable and what is not. A good contractor will have the wisdom to tell you that there are some things that are impracticable, and may even find an alternative for that. It is best that you decide on all these details before work starts so that you don't need to take a call about this later on. That would only result in time and cost overruns. · Be aware that all contractors will come back with escalations in cost and/or time. That is acceptable as long as it is within 5%-10% of the original estimate.
