(As just one f'rinstance, we closed a sale at 605 33rd St. [5br/5ba, 3745 sqft., $4.355M], in the Tree Section, this week.) Dave's real estate sales total is now over $400 million in about 12 years, with the vast majority of that sales volume here in MB. And we've got a lot more in development (not yet on the market) in Manhattan Beach as we speak. But we're also busy in neighboring Hermosa Beach. This week we closed a sale representing buyers for 1819 Monterey (4br/5ba, 2400 sqft.) at $3.920M. That's a unique 4-story modern with killer ocean views from a large deck off the top-floor living spaces. The views compare somewhat to a listing we had nearby in North Hermosa around this time last year. That was 2435 Myrtle, a unique 2-house property, with a "main" house with views up higher along Myrtle, and a second rental unit downhill to the west. (Sale price was $4.250M, or $50K over asking.) Then, late in '24 and early in '25, we sold two other North Hermosa listings, 342 26th (remod duplex with yard, $3.000M) and 340 26th (oversized townhome, $3.600M). This week we've got a hot debut in another part of North Hermosa at 731 21st (3br/4ba, 2028 sqft.). Dear readers, we would not mislead you. When we call it "hot," what we mean is, this is a property that we've loved since first sight, and now that it's ready and getting showings, the initial reaction we're getting is: Yummy It's gonna be a hot one, with a start price of $2.449M. (You can visit 731 21st this weekend, 1-4pm on Saturday or Sunday. But don't delay.) So, yeah, we do a lot of work in Manhattan Beach, branching out from our focus on MB through MBC. But Hermosa is right there, don't ya know? And in the vast majority of cases where we do work Hermosa, everything starts with MB and MBC.
