Who's to say why the wind blows a certain way at certain times? Why were there 12-18 new listings each week for a spell, and this week, only 3? You're gonna say the weather, aren't you? Well, we'd rather blame the rain than worry about another possibility: That the market has already eaten all the Spring inventory, when it was all move up to January and early February to meet a demand surge. We're not too worried. We're prepping listings now, and certainly had weather impacts on our schedule, but we'll just have to see if this week's shortage of new listings turns out to be a blip. Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens. ---------------------------------------- PLEASE NOTE: Below, we present listings new to the Manhattan Beach market this week, via the MLS. They are listed and brokered by a variety of agents and firms. The name of the listing broker and agent for each property, along with any contact information supplied through the MLS, is displayed with each property, next to the price. Blog author Dave Fratello of Edge Real Estate Agency is not the listing agent unless so stated with the listing. Excerpts of the listing agent's description of each property are provided in quotes. Click on any property address or photo to open a new page with full listing details, all photos, listing broker and agent information, and other MLS information. Any observations and comments about listings represent the professional judgments and opinions of the author, Dave Fratello, not the listing brokers or agents. Please see our blog disclaimer. ---------------------------------------- Sand Section 132 1st Place (3br/2ba, 1494 sqft.) is a half lot, 1950s original in a great location down off Manhattan Ave. near the water. Inside, the home boasts some typical carpet, an original bath and dated kitchen, so it's spiffy enough to be livable but definitely invites upgrades. Land value for this location is quite high. The start price, however, is not very high. It would appear that the listing is intended to spark multiple offers to help the market find its level. (Discussion question: Why aren't all homes simply priced at $1.99 just to see where the market takes them?) From the official description: "Charming Beach Home in Manhattan Beach Sand Section A Rare Opportunity First time on the market in over 57 years, this delightful beach home offers endless potential in one of Manhattan Beach's most desirable neighborhoods Perfect for both owner-occupants seeking a project or developers looking to create something extraordinary, this is a rare chance to own the lowest-priced home in the coveted Sand Section. East Manhattan Beach 1625 18th Street (4br/6ba, 3600 sqft.) returns to market after about 4 months of trying to sell late last year, at prices of $4.700M-$4.600M, restarting now a tad higher. It's an ultra modern, custom build with a bit of a pool (with "swim jets") in the backyard. On a personal note, way-back-when, when your blog author here was a competitive swimmer and waterpolo player, no one ever said "wow, check out that guy with the swim jets." Last year, when this home first listed, we noted that the high for any East Manhattan home on a ~5000 sqft. lot was brand-new 2104 Lynngrove at $4.195M. Since that time, a new Liberty Village sale came in much higher: 1401 Lynngrove at $4.600M. These are the only 2 sales in East Manhattan on 5K lots to get over $4M. Worth noting: Twice, our Edge office set the price record for listings in Liberty Village (in 2022 & 2023), and each time those homes were also on Lynngrove. There's magic on that street, apparently. From the official description: "Simply one of a kind, entertainer's paradise. Custom-built modern gem, with pool and spa. Open indoor/outdoor floor plan with all pocket doors, opening to luscious backyard with space heaters, pool/spa with dual powerful swim jets & water features. Generous 2nd floor family/loft area. Private front yard with modern fire pit setting. Fully loaded with state-of-the-art European gourmet kitchen and appliances. Sound system throughout, water filtration system, surveillance camera system, electric car charger, and many other features." 1625 18th Street begins at $4.800M. 1625 18th Street is listed by Amir Zagross, Real Estate eBroker Inc.
